Brick Veneer Claims: What the Photos Don't Volunteer
The optical illusion problem
Brick reads as solid and structural in photos. It isn't. Brick veneer on a residential build is a single-wythe facade anchored to the structural wall with metal ties — it's cladding, not structure. When adjusters scope it visually, they count bricks. What they should be assessing is the entire assembly: ties, moisture barrier, weep screed, and the sheathing behind it.
A photo that shows brick on the ground tells you the veneer failed. It doesn't tell you whether the sheathing behind it took impact damage, whether the flashing at window heads is still intact, or whether the wall ties pulled through the mortar bed cleanly or took chunks of the sheathing with them. Those are supplement drivers — and they don't show up in a photo unless you know to look.
The five questions to ask on every brick veneer loss
- Is the OSB or plywood sheathing behind the veneer intact? Impact punctures, delamination, and displaced panels all change the scope from re-veneer to re-sheathe-and-re-veneer.
- Where are the brick ties, and what condition are they in? Ties that pulled through the mortar are a full replacement item. Ties still anchored to the framing may be reusable — but check for corrosion if the sheathing was exposed to weather.
- Is the moisture barrier (housewrap or felt) still in place and undamaged? Veneer without a continuous moisture barrier behind it doesn't meet code in most jurisdictions. This is a non-negotiable line item.
- Is the weep screed or weep rope at the base course intact? Veneer systems need drainage. If the base course was blown off, the weep screed is likely gone too — and it needs to be re-installed before the first course of brick goes back up.
- Is there any structural exposure at gable ends, wall corners, or window openings? These are the high-stress zones in a wind event. A displaced header or failed corner bracing changes the scope from cosmetic to structural.
Why desk adjusters miss it
Estimating platforms don't auto-populate brick tie line items when you enter a veneer replacement. They don't flag moisture barrier as a required component. The adjuster has to know to add them — which means the platform rewards people who already know brick veneer assembly, and penalizes people who are scoping from photos alone without that background.
AI-assisted photo review helps close this gap, but only if the underlying model has been trained to flag the assembly components, not just the visible damage. A model that identifies exposed sheathing and stops there gives you a head start. A model that also flags tie failure evidence, weep screed absence, and moisture barrier condition gives you a closeable scope.
