Secondary Uplift Indicators on Metal Buildings: The Checklist Nobody Prints
Metal buildings — metal stud framing, corrugated or standing-seam panels, low-slope membrane or bare-metal roofing — are everywhere in commercial and municipal property. They're also a systematic source of scope leakage on wind claims, and the reason is structural: they fail in layers.
Primary vs. secondary uplift
A wind event creates positive pressure on windward faces and negative (suction) pressure on leeward faces and the roof field. The primary failure you'll photograph easily: ridge cap displacement, panel lift, obvious drip-edge damage. These are high-magnitude, visible, and almost always captured.
Secondary uplift failures happen at transitions and terminations — the places where two different building components meet and their respective fastening systems have different failure thresholds. These are what adjusters miss.
- Fascia-to-wall-panel gap: Wind uplift on the roof overhang rotates the fascia outward, opening a gap at the wall top. Looks like a construction tolerance. It is not. Water entry point and a separate flashing line item.
- Z-closure and gutter anchor shift: Z-closures seal the corrugation openings at eave and ridge. When the panel moves, the Z-closure moves with it — or doesn't, creating an open corrugation channel directly into the wall cavity.
- Fastener pull-through on ridge panels: Panel wrinkling near the ridge is a tell. The panel has moved relative to its screw pattern. Sealant over a pull-through is a temporary patch, not a repair. Scope accordingly.
- Wall panel coating breach from debris impact: Dents don't fail immediately. But bare metal on a corrugated panel in a humid climate will rust through in 18–36 months. Document and add a coating restoration line item; it's defensible and it's real.
Practical workflow
When you receive photos from a metal-building wind claim, do one dedicated pass for secondary uplift before you open the estimating platform. Run down every transition: ridge, eave, rake edge, wall-to-roof, penetrations. Ask: did this component move relative to its neighbor? If yes, it's a separate scope item regardless of how close it is to the primary damage.
It adds ten minutes to a desk review. It routinely prevents a $3,000–$7,000 supplement later.
