Storage Room Claims: You're Scoping the Wrong Plane
The Debris Is the Distraction
Walk into a collapsed storage room and your eyes go to the floor. That's the pile. That's the drama. That's also the least important plane for scoping purposes, because debris removal is straightforward — you either haul it or you don't.
The three planes that generate supplements are the ones that are partially or fully blocked at intake: the ceiling above, the wall substrate behind the racks, and the floor surface under the pile. Miss any one of them and you're reopening the file.
The Ceiling
Metal rack systems fail because something pushed them — wind load, seismic movement, impact, or a roof structure that came loose above and transferred force downward. If the racks failed, ask what drove the failure. A sagging or darkened ceiling plane is not an aesthetic issue. It is a cause-and-origin flag, a moisture flag, and a structural flag simultaneously.
Photo protocol for any storage room collapse: get at least two shots aimed at the ceiling from opposite corners. Do it before anything is moved. Once debris removal starts, the ceiling disturbance pattern changes.
The Wall Substrate Behind the Racks
Rack systems anchor into walls. When the rack fails under load, the anchor pulls. When water enters through the ceiling or roof, it tracks down the wall behind the rack — invisibly, for months. You will not see it in a photo of a loaded or even an unloaded rack bay. It requires probe moisture readings after the rack comes out.
Write this into your scope as a required hold point: wall substrate moisture check after rack removal, before any wall close-up or painting. If the contractor skips it, you own the next mold claim.
The Floor
Concrete floors crack under point load from falling rack uprights. Wood subfloors puncture. Neither condition is visible when the floor is buried under debris. An allowance line is better than nothing, but a hold point — inspect after debris removal, adjust estimate before close — is the right call on any loss with significant pile depth.
The Practical Fix
None of this requires a field visit on every storage loss. It requires a photo protocol with minimum coverage requirements (ceiling, wall behind racks, floor surface before and after initial debris move) and a scope template that includes hold points rather than assumptions. Teams that build the hold points in don't get the supplements.
