The $5K Gap on a Metal Roof Wind Claim Nobody Argued About
The claim came in the day after a straight-line wind event. A public services building — corrugated metal construction, flat-ish low-slope roof, municipality as the insured. The field adjuster did a roofline walk, photographed the obvious drip-edge damage at the ridge, and wrote a contained estimate: drip-edge replacement, minor sealant work, flood-light lens swap. Total: $4,200.
What the photos actually showed
A desk reviewer pulled the raw photo set — twelve images, one of which was a wide shot from the roof itself. That single photo contained six distinct damage indicators. Only two made it into the first estimate.
- Ridge drip-edge displacement — captured and scoped correctly.
- Flood-light housing damage — lens noted, but the housing itself and potential wiring exposure were not scoped. Electrician confirmed full housing replacement required.
- Fascia-to-wall-panel separation — visible gap consistent with wind uplift. Missed entirely. Required new flashing and sealant at the wall-to-roof transition: a separate line item, not a subset of the drip-edge work.
- Left-side fascia buckling — Z-closure below it had shifted. Added a gutter re-anchor and Z-closure replacement to the scope.
- Ridge panel wrinkling — the panel had moved relative to its fasteners. The first estimate treated this as part of the drip-edge repair. It wasn't. Fastener pull-through meant a panel section needed replacement, not just re-sealing.
- Lower wall panel dent — hail or windborne debris. Cosmetically minor; the coating breach will accelerate corrosion on a municipal asset. Added as a documented supplement with coating restoration line item.
The revised scope
Revised estimate: $9,540. The delta was $5,340 — not because anyone was gaming the system, but because a single wide-angle photo contains more information than a quick roofline walk captures under time pressure.
The lesson that doesn't change
On metal-building wind claims, the primary finding (drip-edge, panel damage) draws the eye. Secondary uplift indicators — fascia separation, Z-closure shift, panel wrinkling — are quieter and spatially adjacent to the obvious damage, so they get folded into the same repair mentally before anyone prices them separately. They almost never belong in the same line item.
If your desk review process doesn't include a pass specifically looking for secondary uplift indicators on metal-roof photos, you're systematically underscoping a peril that hits municipal and light-commercial risks hard in wind-corridor states.
